Commission
When contacting me for a commission, please think about what you are looking for beforehand. I will usually have a conversation with you about the design you want. In particular, the following would be helpful:
Location and size of the house.
Theme, style, colour scheme for the design.
Items you want me to include in the build (if any).
Rooms and / or features you want me to include in the build (if any).
Anything else you feel is relevant to the design.
Reference images of real life buildings or FFXIV builds can be particularly helpful during this step to get us on the same page.
Design
Once we have agreed on a design and I have received the 50% of the fee I will begin working on the design.During this time I will check in with you every now and then to make sure the final design is something you like. I plan all my designs in Makeplace and will usually take screenshots in the app to give you an accurate representation of what I've come up with.Please be aware that this step can take anywhere from a few days to multiple weeks depending on complexity and my availability.
Construction
When the design is done and you are happy with the result I will ask for the remaining 50% of the commission fee and the furnishing budget.The furnishing budget will be used to buy the required items off the marketboard. Please note that I can not provide limited items such as PvP or Bozja furnishings, and will ask whether you can provide them during the design process to avoid any issues.Alternatively, provided you can get everything ready in a timely fashion, you can craft the items yourself. In this case, should I require additional items later, you can give me a budget or craft the items yourself. Your personal response time is key here.Once I have been paid and have all the furniture I will begin building the design. Depending on complexity and availability, this may take up to a few weeks. During this time I may have to make adjustments to the design, which may require additional furnishings and items. Any leftover or unused items will be placed in your house storage. I can not do any significant design changes at this point.Upon completion any unspent gil from the furnishing budget is returned to you. I will usually take some screenshots of the build for my portfolio. You may choose whether you would like the address to remain private. Finally, should you change the design or relocate, please let me know so I can keep things up to date.
Commission Rates
Please note that commission prices do not include furniture. I recommend setting aside a sufficient amount of gil based on the size of the plot and the design you want. While I will typically avoid using expensive furniture, certain designs will require it. If you are uncertain, I can give you a quote during the initial commission step.

Commission Terms
I don't accept commissions with deadlines. I will however do my best to complete builds in a timely manner.
I will not create copies of other designs. I am however fine with using them as reference.
I will not begin the design process until I have a good idea of the design you want.
Payment is 50% of the design fee before I begin the design, and the remaining 50% before the build process.
You may cancel a commission at any point. Unless very early into the design phase I will not refund the commission fee.
